A room stripped back to bare brick during a refurbishment, with a window at the far end and tools on the floor

For investors

Buy, refurbish, rent, refinance, repeat

A way of growing a portfolio one house at a time, by putting the same money to work more than once. Here's how it fits with the way we work, and where it doesn't.

The five stages

Each one is a decision, not a step on a conveyor belt

  1. 01

    Buy

A property that needs work, bought below what it will be worth when the work is done. This is the Research and Offer stages of ROOF, and it's where most of the result is decided.

  2. 02

    Refurbish

The work, run by us to a written specification and timeline. The Overhaul stage. How the refurbishment runs.

  3. 03

    Rent

A tenant in, referenced and settled, with the home managed from then on. The Fill stage.

  4. 04

    Refinance

With the home let, a lender values it again. If the new value supports it, a mortgage against that value can return some of the money you put in. Whether it does, and how much, depends on the valuation, the lender and the market at the time. Nobody can promise it in advance.

  5. 05

    Repeat

Whatever comes back goes into the next brief, and the cycle starts again with the research. Or it doesn't, and you keep one well let house. Both are fine.

As a joint venture

What each side brings

Run as a partnership, the investor brings the funds and the decision at each stage. We bring the finding, the running of the refurbishment and the letting at the end. What each side puts in, and how the proceeds are shared, is written down for that project and signed by both before any money moves. How a joint venture is set up.

Said plainly

What can go wrong

  • The valuation comes in lower than hoped and the refinance returns less, or nothing.
  • Lending rules or interest rates change between buying and refinancing.
  • The work costs more or takes longer than the plan, which is what the contingency is for.
  • The home sits empty between tenants.

Research, a written brief and a contingency reduce these. They don't remove them, and anyone who says otherwise is selling something.

Nothing on this site is financial advice or an invitation to invest. No return, yield or timescale is promised. Any joint venture is agreed in writing, in private, and you should take your own advice before you commit.
