For investors
HMOs, said plainly
A house let room by room to people from more than one household. More income from one building, more rules, and more management than a single let.
What it is
One house, several tenancies
A house in multiple occupation is a property let to three or more people who aren't one household and who share a kitchen, bathroom or both. Each tenant has their own agreement for their own room. The landlord gets several rents from one building, and takes on the shared spaces, the bills and the turnover that come with it.
Larger HMOs, with five or more people, need a mandatory licence from the council. Some councils license smaller ones too, and have rules on room sizes, fire safety and how many homes on a street can be let this way. Those rules get checked before anything else.
Why some investors choose them
And why some don't
- More than one rent from one purchase, which is the whole appeal.
- Demand from working people, nurses, graduates and students who want a room, not a whole house.
- More wear, more turnover and more management than a single let. Somebody has to run it.
- Licensing, fire regulations and planning rules that change by council and by year.
How we approach an HMO
Rules first, layout second, tenants third
- 01
The council before the house
Licensing, planning restrictions and the local standard for room sizes and fire safety are checked before a viewing is booked. A house that can't be licensed isn't an HMO, whatever the listing says.
- 02
A layout that works for the people in it
Rooms that are actually big enough, a kitchen that works for five, locks, alarms and escape routes done properly. This is where the Refurb Partnership usually comes in.
- 03
Run like a business
Tenants referenced, rooms turned round quickly, bills and shared spaces managed, and a statement to you each month. Management matters more here than anywhere.
Before you decide
Talk it through first
An HMO is the right answer for some briefs and the wrong one for plenty. The first call is where that gets worked out, with the council's rules and your budget in front of you, not a web page telling you it's a great idea.
Nothing on this site is financial advice or an invitation to invest. No return, yield or timescale is promised. Any joint venture is agreed in writing, in private, and you should take your own advice before you commit.
