Investors

How we work with investors

Trust, transparency and good communication, from the first conversation to the finished project. Everything in writing, no figures promised, and a straight no when a property doesn't stack up.

Commercial

Shops, offices and mixed use buildings

Our work today is residential, and this site doesn't pretend otherwise. If your brief is a commercial unit or a building with a shop below and flats above, say so on the first call. We'll tell you straight if it's something we can take on with you, or if you're better served elsewhere.

What we won't do is take the brief and work it out later.

How value is created

The same four stages on every project

ROOF, after the roof in the logo. Research, Offer, Overhaul, Fill. Here's what each stage actually involves.

  1. R

    Research

    • A written brief before any searching
    • The street, the tenant it suits, the condition, the numbers
    • A no when it doesn't stack up
  2. O

    Offer

    • The right property at the right price
    • Solicitors, survey and searches handled
    • For a joint venture, the agreement signed first
  3. O

    Overhaul

    • A written specification and timeline
    • Trades booked and coordinated by us
    • Photo updates while the work is on
  4. F

    Fill

    • Tenant referenced and moved in
    • Repairs and contact handled by us
    • A statement to you each month

From first call to finished

What working with us looks like

  1. A conversation. We start by understanding you: what you want to achieve, the capital you have available, your expectations and how involved you want to be. If it's not a fit, we say so.
  2. A written brief. Budget, area, the kind of property and tenant, and what you want back. Agreed before any searching starts.
  3. The groundwork. The figures, the likely costs and the risks, looked at properly. Everything has to make sense on paper before anyone commits to a project.
  4. A shortlist. Properties that fit, with the condition, the work and the numbers laid out. Nothing is pushed.
  5. Your decision. You choose. If you want to walk away at this point, you walk away.
  6. The agreement. For a joint venture, a solicitor drawn agreement that says who puts in what and how it's split. Nothing moves until it's signed.
  7. The project. We oversee it, coordinate the trades and keep you informed throughout.
  8. Let and looked after. A tenant in, and a monthly statement to you from then on.

Our approach is straightforward. We want you to understand where your money is going, what we're working towards and how we intend to achieve it. We're interested in lasting relationships, not completing one transaction.

What this page won't do

No returns, no projections, no pressure

Inviting people to put money into a property project is regulated, and rightly so. So this site doesn't quote returns, doesn't publish projections and doesn't tell you what you'll make. That conversation happens in private, in writing, with your own accountant or solicitor involved if you want them there.

Nothing on this site is financial advice or an invitation to invest. No return, yield or timescale is promised. Any joint venture is agreed in writing, in private, and you should take your own advice before you commit.
