An empty room part way through refurbishment, with freshly plastered walls, a stepladder and a trestle table

The lead offer

The Avani Refurb Partnership

One brief, one house, one refurbishment, one tenant. Run by us in Norwich, set out in writing, for investors who want the result without the weekends.

Who it's for

Investors who want the house done properly, not done by them

You've got money that should be in property. What you haven't got is the time to view twenty houses, the stomach for managing a builder, or the inclination to be the person a tenant rings at nine at night. The partnership exists so that you don't have to be any of those things.

It suits people with one buy to let already who know exactly what they don't want to repeat. It suits first time investors who'd rather learn alongside someone than alone. It suits anyone who wants the paperwork before the money, every time.

We do the finding, the buying, the refurbishment and the letting. You agree the brief, sign the agreement and read the updates.

What the work covers

Tired homes brought up to a standard people are proud to call home

The properties worth buying are usually the ones that need something doing. A partnership project can cover any of this, and the brief says which.

Kitchens and bathrooms

The two rooms that decide whether a tenant says yes at the viewing. Replaced or refitted to a specification agreed in writing.

Electrics and plumbing

Rewiring, new consumer units, new pipework and the certificates a let home has to have, done by the right trades.

Heating and insulation

Boilers, radiators, loft and wall insulation and the energy rating a rental needs, so the home is cheaper to run and simpler to let.

Layout

Moving a wall, opening a kitchen into a dining room, turning a box room into a usable bedroom. Only where it adds something a tenant will pay for.

Outside and structure

Roofs, gutters, damp, windows, render and the garden. The things that cost most when they're left.

Finish

Decoration, flooring, doors and fittings to one consistent standard across every project, so each home looks like it belongs to the same company.

How it runs

Three phases, one written plan

  1. 01

    Plan and assess

We inspect the property before anything is bought, price the work with a contingency built in, check what the council and the lender will want, and write the timeline. You see the plan and the cost before you commit.

  2. 02

    The refurbishment

Trades are booked in order, from strip out and structural work through first fix, second fix, decoration and the final clean. We run the site, coordinate the trades and send photo updates while the work is on, so you're never guessing.

  3. 03

    Finish and let

The property is signed off, photographed and let to a tenant. Then it's managed, with a statement to you each month. If refinancing is part of your plan, that conversation happens with your lender and broker at this stage.

Timescales

Written down before the work starts

A light cosmetic refresh, a full refurbishment and anything structural take very different lengths of time, and the honest answer for your property depends on its condition, the council and the trades. So every project gets a written timeline in the brief, before a penny is spent, and you're told the moment it changes.

What we won't do is put a number of weeks on a web page and hope your house fits it.

Why refurbishment first

Value you can see

  • The work adds value you can point at, rather than waiting for the market to do it for you.
  • A refurbished home appeals to tenants who stay, which means fewer empty weeks.
  • New systems break less often, so fewer call outs and fewer surprises.
  • Better insulation and heating mean lower bills for the tenant and an easier let for you.

What you end up holding

Six things that exist

Not a feeling, not a promise. Things you can open, read and keep.

The method

ROOF

Named after the roof in the Avani logo. Four stages, always in this order.

  1. R

    Research

The brief comes first. Then the street, the kind of tenant it suits, the condition of the property and the numbers. Everything has to make sense on paper before anyone commits to a project. If it doesn't, it stops here.

  2. O

    Offer

Secure the right property at the right price. We handle the offer and the purchase with the solicitors.

  3. O

    Overhaul

The refurbishment, run by us from the first skip to the final clean, with photo updates along the way.

  4. F

    Fill

Find the tenant, then look after the home and the person living in it, with a statement to you each month.

The money side

Agreed in writing, for each project, in private

Every partnership is set out in a joint venture agreement drawn up by a solicitor. The split is agreed for each project and isn't published here, because the right answer depends on the house, the budget and what you want back. We want you to understand where your money is going, what we're working towards and how we intend to get there.

Nothing on this site is financial advice or an invitation to invest. No return, yield or timescale is promised. Any joint venture is agreed in writing, in private, and you should take your own advice before you commit.

Book a call

One call is the quickest way to find out if this fits

Call or WhatsApp us on 07307 719311, or send a message here and we'll come back to you.

What you send is handled as set out in the privacy notice. If the form doesn't load, open it on its own page.
