FAQs
Five straight answers
The things people ask before they get in touch. If yours isn't here, ask us directly.
What kinds of property investment does Avani offer?
Residential only, in and around Norwich. Buy to let, the Avani Refurb Partnership for refurbishment joint ventures, HMOs, the buy, refurbish, rent, refinance, repeat approach, and deal sourcing if you'd rather buy and run the property yourself. No property development. Each route is matched to what you've written in your brief, not the other way round.
How much do I need to start?
It depends on the property and the route. A deal sourcing brief, a single buy to let and a refurbishment partnership all need different amounts, and the honest figure for you depends on the house, your lender and what you want back. That conversation happens on the first call with your numbers in front of you, not on a web page with somebody else's.
What return can I expect?
This site doesn't say, and we won't quote one in a first conversation either. Inviting people to put money into property is regulated, and a percentage on a web page is exactly the wrong way to do it. The terms for each project are agreed in writing, in private, and you should take your own advice before you commit.
Do you manage the property after purchase?
Yes, if you want it managed. We find the tenant, we're their point of contact, we arrange repairs and we send you a statement each month. Full management is 10% of the monthly rent, with no VAT added. If you'd rather run it yourself, that's fine too.
What are the risks?
The usual ones, said plainly: values can fall, borrowing can get dearer, a home can sit empty between tenants, repairs cost money and the rules change. Research, a written brief, a contingency in the budget and careful referencing reduce them. They don't remove them, and anyone who tells you otherwise is selling something.
