Two people shaking hands over a set of signed documents

Investors

Joint ventures

You and Avani put different things into one refurbishment project and share what comes out, on terms set out in writing before anything starts.

The shape of it

What each side brings

A joint venture is a way of doing a project that neither side would do alone. In our version, the investor brings the funds and the decision. We bring the finding, the running of the refurbishment and the letting at the end. What each side puts in, and how the proceeds are shared, is written down for that project and signed by both.

There's no standard split published here, because there isn't one. The house, the budget and what you want back decide it.

In writing, always

The agreement

Every joint venture is set out in an agreement drawn up by a solicitor before any money moves. It covers who puts in what, who does what, how decisions get made, how the proceeds are split and what happens if either side wants out.

If you want your own solicitor to look at it, that's expected rather than tolerated.

Step by step

How a project runs

  1. R

    Research

The brief, the street and the numbers, before anything else.

  2. O

    Offer

Secure the right property at the right price.

  3. O

    Overhaul

The refurbishment, run by us from start to finish.

  4. F

    Fill

Find the tenant, then look after the home and the person in it.

Said plainly

What is never promised

No return, no yield, no timescale for getting your money back and no guarantee that a project will go to plan. Property doesn't work like that, and anyone who tells you otherwise is selling something.

Nothing on this site is financial advice or an invitation to invest. No return, yield or timescale is promised. Any joint venture is agreed in writing, in private, and you should take your own advice before you commit.

The Avani Refurb Partnership is the joint venture we offer today. Start there.
